Creating streamable MP4 files



Hi,

I am trying to build an mp4 file that can be streamed via
DarwinStreaming Server and viewable primarily in QuickTime.
I have read the article concerning creation of the
streamable mpeg 4 on the mpeg4ip website. However I
experience the following problem.

The generated file is
playable on mplayer when played locally. When I play
from Darwin, VLC player reads it but every let's say 3
seconds the frames become mixed (played in a wrong order -
very quickly), Quicktime manages to play it but every 3
secods the movie becomes slower so in general the playback
is apparently incorrect. Audio plays ok.

To create such file I do the following:

1. The given input file I pass to mencoder and convert it to
an avi file with video track compressed with xvid and pcm audio
2. I rip the video and audio tracks with ffmpeg (copy 'codec')
3. Encode the audio track to aac format (low complexity,
mpeg4 profile) using faac
4. I create mp4 container and store there vidoe.m4v and audio.aac
tracks (using mp4creator) 
5. I hint the tracks(using mp4creator)

Can you help me solve the problem.

P.S. I also tried to use ffmpeg's mpeg4 codec but the video
was freezing after 9sec of playback both when streamed and
played from a file locally.
