X11 still fails to start on Leopard

Hello everybody,

first of all, yes, I kwnow there a bunch of material on the topic around, and believe me I tried quite a lot of things before writing to the list. I have wasted three afternoons on installing patches, uninstalling and re-installing leopard-X11 and tiger X-11, touching configuration files around, forgetting packages and reinstalling packages but NOTHING has worked yet.

So the question is simple: when I double-click on the X11 icon on /Application/Utilities nothing happen but the rectangle animation...

I understand that X11 server as we knew it disappears and X11  should start automatically when an app needs it... but it doesn't work for me. (I tried with xterm, xemacs and xeyes, response:  can't open display... of course, X11 was not running!)

Any hint? something happening with launchd?

HELP! -- Claudio

My configuration: mac mini 1.83GHz, 1GB ram, Leopard 10.5.1

PS. Amongst the things I tried:

I read that it might be some environment variable but:

I have no DISPLAY environment variable set (at least not that I know...). If I set it before trying anything, nothing changes
I have no ~/.MacOsx dir
I have no xinitrc whatsoever

I also tried to manually do what x11app is supposed to do, i.e.

/usr/bin/login -pf $USER /usr/X11/bin/xterm

getting:

Last login: Thu Nov 22 17:47:08 on ttys000
-xterm Xt error: Can't open display:
-xterm:  DISPLAY is not set

(see above...)

I checked that no ".X0-lock" file was on /tmp  that refrain X11 to start

Finally, I re-installed X11-tiger which seems to work but now my C++/X11 based applications crash (which is reasonable, since they are compiling against  X11SDK 10.5 -- I couldn't re-install SDK 10.4...
