X11 crash after 2006 1.1.3 update

Hello,
Not sure if this is the case, but I just setup a fresh 10.4 OS X
installation on a new 160Gb Disk, run all the 'Software Update' apart
from the 'Security Update 2009-002 (PowerPC) v 1.0 as this gave me
problems before.

I then setup XCode:
xcode25_8m2558_developerdvd.dmg
I then build from source the following packages:
zlib-1.2.3
jpeg-7
libtool-2.2.4
R-2.9.1
All compiled without issues.
The problem is that when I run X11.app, I get the following crash report:
