How does one create a .app that launches a .term document (in Terminal) when opened?

I would like to create a MyApplication.app that, when double-clicked/opened, starts/opens Terminal with a specific MyTerm.term file. Anyone have any idea how to accomplish this?

On a (barely) related note, I can't get "Package Maker" to set the "Root Volume Only" flag in a package. Any idea why? Also, Package Maker doesn't seem to offer as much control as is evidenced by various Apple and other packages out there over the install process. Is there a document, somewhere, that explains the whole thing in greater (full) detail?
