Can someone please illustrate on how to grab text between some

A shareware program (that has FANTASTIC AppleScript support) that I use
for just this purpose is Text-Edit Plus -
http://www.tex-edit.com
I even comes with a script to strip HTML tags to text. Start from there
and go using find and replaces..... I was approaching my problem using
AppleScript Delimiters, but I was able knock out my solution using
Text - Edit Plus in 30 minutes instead.
If you're concerned about costs - this is from the developer
"Feel free to give Tex-Edit Plus (with this document) to anyone. You may
use Tex-Edit Plus for as long as you wish (i.e., there is no time limit
on the trial period). You are under no moral obligation to send in the
Shareware fee and you are under no obligation to erase the program if
you dont pay the fee. Simply think of the Shareware fee as a
much-appreciated way to encourage future development and to say thank
you!"
Easily worth the $15 or $150 for a site.
It's recordable and has a great AppleScript Demo...
