One thing you need to careful about is confusing the finder.
Make new folder at folder "vol:dir:dir"
Is a valid command, but
Make new folder at folder alias "vol:dir:dir"
Is not.
Make new folder at alias "vol:dir:dir"
Is a valid.
It's hard to tell if the OP is using aliases or strings in those variables.
