I apologize! You are right.
Don't worry, I know that my English is far from perfect so,
sometimes my wording may be unsufficiently clear.
This is why I tried to catch your eyes wtth huge chars .
Bingo, it worked ;-)
Now I'm asking my own question:
is there a way to identify what we get?
Is it an embedded property as we get from TextEdit or AppleWorks
or
is it the class of the item itself as we get with BBEdit.
I guess that there is no way and that we must rely on our knowledge
of the triggered application.

there was absolutely nothing wrong with your English.
It is the difference in what my eyes "see" and my mind perceives.
I never read what you wrote! My mind was reading something else.
So, for the record, there is a bug.
The bug is different and I'll not dwell on it.
The way the records are being returned by Apple apps, "prop" has two
classes, text and record.
This is something akin to "Russel's Paradox" in set theory.
There should be an Universal set that should be respected.
This is not too straight forward, but I just thing this should not be.
My problem is I should have read your replies properly and I did not!
