The NSApplication docs for showHelp state that "You set the application's help file using Project Builder." I've searched the docs for using Project Builder and I've looked in PB's own help system and cannot find how I do this.

<file://localhost/Developer/Documentation/Cocoa/TasksAndConcepts/ProgrammingTopics/
OnlineHelp/Tasks/SpecifyHelpFile.html#BBCGFFHE>

points you at the documentation with the answer, and

<file://localhost/Developer/Documentation/Carbon/HumanInterfaceToolbox/AppleHelp/
ProvidingUserAssitAppleHelp/AHTasks/Registering_operty_List.html#CHDIEGBH>

explains how to register it in the plist. The documentation in proximity to that file explains how to build the help book.
