Project Builder very quickly getting slower when closing windows

Project Builder (latest non-Xcode version, without 3.3 patch) is getting slower and slower when closing code windows. And it's doing so at an alarming rate. A few days ago, I noticed it was taking a second or so to close a window, even if I hadn't altered it in any way. Now, as I write, it takes up to 10 seconds, and thrashes the hard drive the whole time (iBook), locking up the rest of the system.

While my system is low on memory, even with only Project Builder open (100 meg free) it behaves exactly the same... I don't think this is a swapping issue as such (although that probably exaggerates the problem). There's at least 7 gig free on the hard drive.

Any idea what it's doing, and how to fix it? I've tried rebuilding indexes, cleaning projects, etc etc. All the standard stuff. No help.

FWIW, this only appears to happen [significantly] on some projects, although I haven't found any logical pattern.

P.S. This may be related to the "open in 3 seconds or crash" bug I've been seeing more and more of lately; if opening and displaying a source file takes more than 3 seconds, PB crashes. This happens randomly, sometimes within seconds of launching PB, sometimes after hours of use.

P.P.S. First person to suggest upgrading to Panther/Xcode/similar will have very bad karma for a long time. Unless they also pay for me to go to WWDC to get a copy, in which case they'll have really good karma. :)
