Lazily Allocate Nib From Menu Via Binding

I am trying to use bindings to lazily allocate/display a NSPanel in a nib by selecting a menu item via bindings. I am new to bindings and have not been able to find any docs associated with lazy allocation of a nib. Are there any docs available for lazy allocation? If not, would you please suggest a general approach? Thank you.
