If I understand you correctly you want to run a Simulator app and you
have the build from a colleague in a folder with the app bundle etc.
all inside? Right?
In that case you simply need to copy that folder (and the .sb file)
into Library/ApplicationSupport/iPhone Simulator/User/Applications/
along with it's .sb file.
Hope that helps,
Stephen.
p.s. If you have any Quicktime (or other) media extensions other than
the standard Apple ones you may have some problems getting it to run
and it will bomb out with framework errors. If that is the case trace
the Frameworks it's having problems with and move them out of their
folder temporarily and all should be fine.

I have an iPhone app that I need to test (not available in the store

the Xcode project for it.
Is there a way with just the .app file to be able to fire up the
emulator and install that app?
Thanks.
