Is there a way with just the .app file to be able to fire up the emulator and install that app?
a) It's a simulator, not an emulator. You need a copy of the app that's build for the simulator. Having a copy of the app built for a device will not work.
b) Check your iPhone documentation, look for the phrase "iPhone Simulator File System On Host". That tells you exactly where applications are stored for the simulator.
