Dave, one thing I've learned is that if something goes wrong, you don't want to destabilize your current working setup. What I do is have several VMs available as default configured versions of the OS as I like them (with all the animations off, sudden termination off, sheets accelerated, etc…) and then I dup the VM for the version of the OS I need, and then install the desired version of Xcode in that.
From there, I log on to a shared volume that is not in the VM or connect to a SVN repo on that shared volume and write to that, so I can access the files if the VM craters.
In the past, I've lost too much time getting my regular system back to a usable state after certain upgrades and you can update a VM in the background and still work in your stable, preferred setup.
With that in mind, when ever I download a resource, be it Xcode or an IPSW or even a developer doc, I save it in a proper place and name it appropriately so if I need it, I can just get to it and not wait for a 15 minute download.
In any case, it's something to consider.
