How to open display

The latest X11 incarnation from XDarwin will not let me open my display.

jarmac:~ jar$ xhost + localhost
xhost:  unable to open display ":0.0"
jarmac:~ jar$ xterm
xterm Xt error: Can't open display: :0.0
jarmac:~ jar$ nedit &
[1] 94119
jarmac:~ jar$ NEdit: Can't open display


[1]+  Exit 1                  nedit
jarmac:~ jar$ echo $DISPLAY
:0.0

This is from iTerm.

The xterm that opens when X starts does not have the path from .profile
in its environment. But it seems to have the correct DISPLAY variable.
/tmp/launch-G83iHs/:0

So, I am confused about how the new X11 sets the DISPLAY variable for
the system, and why doesn't xterm read my .profile file?
