I just did a series of systematic tests to find out why "Xcode slow to open project".
To jump to the conclusion, the culprit was Syntax Coloring.
Turning off these preferences on and off had NO noticable effect:
-- predictive compilation (Building > Use Predictive Compilation)
-- indexing (Code Sense > Indexing)
-- taking all network volumes out of doc and other paths
-- distributed builds were totally off
Turning off Syntax Coloring made a huge difference, near-instant open vs. 45 seconds of spinner. It was suggested by monitoring Xcode with Shark.
