10 days ago I got exactly the same problem
I filed a radar:/5749914
workaround was exactly as Jean-Daniel suggested:
I removed dosets and Xcode redownloaded them
since then everything is fine

Maybe you can try to launch Xcode with CoreData debugging enabled to track where the bug occurs.

You can do this by launching Xcode from the terminal like this:

arch -i386 /Developer/Applications/Xcode.app/Contents/MacOS/Xcode - com.apple.CoreData.SQLDebug 1

You will probably be able to determine which request make it crash.

You can also try to update your docsets. Drop them in the Trash, and then ask Xcode to redownload them. (Open the documentation windows, and use the little gear bottom at bottom-left to check updates and display hidden doc sets).

Could you tell us which folders you have in DocSets. And then, you can also try to remove those foldere one after the other to find which one cause the problem.

Sure...
% ls -lA /Developer/Documentation/DocSets
drwxrwxr-x 3 _devdocs admin 102 1 sep 03:32 com.apple.ADC_Reference_Library.CoreReference.docset
drwxrwxr-x 3 _devdocs admin 102 7 sep 02:18 com.apple.ADC_Reference_Library.DeveloperTools.docset

I tried to remove one, relaunch, remove the other one...
Same result. If one of them is there, crash :(

If each documentation set, there is a "docSet.dsidx" file that appear to be a SQLite database. There is probably one of them that is corrupt or locked or something like that.

-rw-rw-r-- 1 _devdocs admin 41287680 29 fév 12:30 docSet.dsidx No Finder Lock.

Thanks.

Gilles
