No, Xcode is not even running at the time. Step 0 would be quit
Xcode. :-)

1. open Terminal
2. cd into the project folder
3. rm the named files
4. quit Xcode
5. attempt to Finder-compress the project folder
Because both #2 and #4 imply things that could make this:
In any case, it's a Finder bug, I'd think.
untrue -- that is, leave files open (in one case, to the shell, in
the other case to an Xcode trying to finish up but not quite there
yet). And it's quite legitimate ... required, I should think ... for
Finder to decline to compress a folder while there are files open
within.
