I've been working on a large project (1900 total files, over 500 source files) and right now, Xcode 4.3.1 uses 332.1MB of private memory while the 4.3 simulator is using a mere 21.4MB of private memory. I have *only* 8BG of RAM in my MacBook Pro and haven't noticed any performance degradation due to excessive swapping. Project is only pure Objective-C, though...

Much the same here. I have 4GB and don't have a problem with Xcode's normal memory use. I do find it has occasional random runaways (eg. consuming 1.5GB without even having a project open), which can only be fixed by quitting and restarting, but these aren't that common.
