Can anyone tell me if apple used xcode or applescript studio to create "software update"?

It's written in Cocoa, so they almost undoubtedly used Xcode. Why do you want to know, though? :-)

Any where I can find example source code?

The Omni Group has a fully featured set of software update classes that they use in their applications distributed with their opensource frameworks at <http://www.omnigroup.com/developer/sourcecode/>. Plenty of other people have rolled their own, too.
