If the problem is indeed an xterm problem and not an X11.app problem,
you should be able to avoid it by using a different terminal program.
I've been using rxvt from fink happily. Eterm is also a good xterm
replacement.

I have recently installed Apple X11 beta 3 on a 15" G4 Ti powerbook
running 10.2.6. Very quickly I started having the problem that xterm
windows often disappear in the blink of an eye. In the beginning,
several tries would get one to stick and work. However, it has gotten
worse with time so that I can not get a window to stay open. For a
while, it was better when I switched to bash and started X11 from that
terminal window. This no longer works. Sleeping, logging out and back
in, and rebooting no longer help.
Although I am new to the list, I can see that this problem has been
discussed here. I have spent quite a bit of time trying to search the
list archives, and I can see that there have been suggestions for
dealing with this. However, I cannot tell if there is any agreement on
what the problem is and which proposed solution actually works. I
appologize if the definitive solution is somewhere in the archives and
I have not searched long enough to find it.
